Anyone looking to buy a house needs a professional home inspection. Insurers require it, and it’s just a good idea. Statistically, a home is likely to be the biggest purchase you ever make, and a home in good condition can be a lucrative investment. Protect your investment by hiring a trusted team like 1st Choice to examine the home from top to bottom before you seal the deal.
The Town of Boyd
Boyd is a small town of about 1,400 residents in southern Wise County, northwest of Dallas-Fort Worth. According to Boyd’s mission statement, “The City of Boyd will be a self-sustaining city whose small town character has been maintained while still being a diverse and progressive community which provides an exceptional quality of life.” The growing community is still slightly rural and spans 4.1 square miles to the west of the intersection of Highway 114 and FM 730.
Boyd was originally named Greasy Bend because of the town’s history as a hog-fattening hub. It was later renamed to Parkhurst, and then to Boyd before it incorporated in 1985. It became a trading spot for local farmers and an exporter of cattle and cotton. After the 1940’s, Boyd became known for its melon exports. Today, Boyd is a mostly residential town, but with more than 150 small businesses, it is becoming less of a bedroom community and more of a destination.
Boyd is situated near enough to Dallas-Fort Worth to make commuting viable, but far enough away to enjoy a low cost of living and lower home prices than most of the Metroplex. Some of the homes are a bit on the older side, so it is especially important to get a good roof and plumbing inspection before you buy a house in Boyd.
Home Inspections in Boyd
Buying a home is a very involved process. Professional home inspectors take the guesswork out of pre-homebuying inspections by assessing every system in the house. With so many years of experience under our belts, 1st Choice knows what to look out for during home inspections in North Texas. There are some environmental considerations that apply to Boyd, Wise County, and the entire DFW Metroplex.
For example, exterior cracks and crevices on a house could be a sign that the area’s shifting soil is causing damage to the home’s foundation. Cracks that follow a zig-zag pattern around the exterior’s brickwork or radiate outward from the corners of doors and windows are an obvious symptom of foundation movement, but other signs are more subtle and require a professional’s trained eyes to see.
Water damage is another hidden hazard that can eventually turn into a mold problem. Discolored and bubbling ceiling paint is easy to spot, but other leaks aren’t visible unless you know exactly where to look. Some occur within the walls of a home, while others stay within the beams and rafters of the roofing system.
Every 1st Choice inspector has been licensed through the Texas Department of Insurance. That’s important because only TDI certified home inspectors can issue a Certificate of Insurability that is required before you purchase residential property insurance coverage. Our inspectors always do a thorough job and review their findings with you after completion.
