Heating and Cooling Inspection
The last thing anyone wants during the winter is for the heating system to stop working—or even worse—for the cooling system to give out during a Texas summer. There are a lot of issues that can arise and potentially go wrong with your heating/cooling system, including low or leaking fluids, compressors and fans malfunctioning, thermostat issues, clogged filters, burn patterns, moisture production—and worst case scenario—carbon monoxide. Because we at 1st Choice Inspection Services never want you to face any travesties, we recommend you get your heating and cooling systems inspected thoroughly.
When our inspector comes to your home, they observe the age, condition, and overall safety of your heating and cooling system. For the heating system specifically, the inspector makes a detailed recording of:
- The type of system
- Who the manufacturer is
- Its location (within the home), and
- The heating temperature observed at supply registers
For your cooling system, our inspector will also record the type of system, the manufacturer, and the location, but in addition to that:
- Estimated tonnage
- The cooling temperature at supply registers
- Cooling temperature at return, and
- The temperature differential observed
Additionally, we inspect the differential temperature of the supply air and return air—which comes from the vents—in order to diagnose the current condition of the cooling system. Typically, we like to see the differential temperature range between 12°F and 24°F.
Lastly, we conclude the inspection by observing the duct system, chases, and vents. We specifically check whether the filters are clean—or dirty—and if they’re properly
filtering the air. This is vital, because a defective filtering system leads to dirty evaporative coils—and allergy problems. Once the inspection is complete, we discuss our findings with you in person or over the phone, while also providing photos and videos to help explain any problems we might have found.

In addition to that, it’s a good idea to change or clean your filters every month, as well as the evaporator coils, coil fins, and heat exchanger annually, and the drains every few years.
